    How It Works

    Both of these solutions are highly effective and offer long-term fixes for concrete cracks. However, one underlying issue may resurface months or even years later. If you're selling your home and need to address this to pass an inspection, either option is among the most cost-effective ways to meet inspection requirements. Most home inspectors aren't specialists in foundation issues but the inspector could raise concerns about the cracks and give the buyer power to negotiate and offer a lower price for your house.
    Here is an example of a crack that was only damp proofed. The contractor should have proposed to the client to install reinforcing to prevent the crack from expanding, as seen on the wide void created in the caulking cover.
    Locate the cracks (most of the time from the inside or on the exterior of the foundation), then drill and inject a single component polyurethane sealing grout.

    Crack Repair vs.
    Crack Sealing

    Many people confuse crack repair and crack sealing, but they're actually quite different. If your foundation has only micro cracks, and there is no sign of increasing gaps or water ingress, then no worries; concrete will flex and crack as it cures. This also applies to your basement floor slab.

    But if your foundation has cracks that lets water flow inside the house and small spalling appears along the crack, then you have a soil stability issue. This will only get worse as time goes on and will become a bigger issue, even if you have the cracks sealed since the problem is not the cracking foundation but the soil stability. A foundation crack reinforcing and soil stabilization will be necessary in that case. These methods, provided together, will eliminate the problem and provide a permanent solution, which will protect your investment and avoid huge costs down the line to bring your foundation back to its original integrity.

    Solutions for Soil
    Stabilization

    In the event of a soil stabilization problem, you will be offered different solutions:
    Screw piles

    Driving a metal post with a screw plate at the bottom is driven in the ground at different intervals to lift the foundation back to its original elevation. This solution will not be applicable depending the bedrock depth or if a lot of rocks are in the soil in the area, hit and miss.

    Slab jacking foam

    Will inject a 2-part high-density polyurethane foam, which will expand and lift the structure above to a level. Sometimes this will work and sometimes it won't, depending on the soil compaction and how the foam will travel through the soil.

    Choosing the
    Right Contractor

    The choice of your contractor is very important as some contractors will see an opportunity to work in a specialized niche and will offer their services without a specialized experience or training.

    Most foundation repair contractors will offer a very low cost solution, crack injection sealing, which will not stop the expanding cracks; it's, at best, a temporary solution. Screw pile will be very expensive if your contractor is not careful; they will create more cracks during the lifting process, which will also require void filling under the void created by the structure lifting.

    Reinforcement System

    Our recessed rebar reinforcing system, anchored with high quality anchoring epoxies will provide a long lasting repair. This system, paired with application of Carbon Fiber fabric to the surface, provides permanent waterproofing and reinforcement to stop cracking at weak areas of the foundation. We combine this with soil stabilization to stop any soil movement or erosion, and in doing so, create stable soil and a reinforced foundation.

    Foundation Lifting

    If foundation lifting is necessary, we can provide a mechanical lift. This helps avoid the use of screw piles, which require specific torque to be successful and can result in extra installation costs, depending on the soil/bedrock conditions. Our system is locally developed and fabricated and ensures a permanent realignment, usually at a lower cost.
